Our data
How our listing search works—and what the data cannot tell you
AskTheAgent.ca editorial · Published
Useful property search should make its limits visible. AskTheAgent.ca combines a licensed listing feed, search filters and a map with tools for discussing your next move. Here is how to read the results and what to verify before relying on them.
Public listings and private sold data are separate
Public listing searches use the CREA DDF® feed available to this site. Sold and historical VOW records are kept in a separate, restricted member service. Public search, search-engine pages and public chat do not publish the private sold dataset.
Feed coverage is not a promise that every Canadian MLS® listing is included. Permissions, source availability and listing changes affect what can be displayed. Confirm the current status of a property with the listing professional before making plans around it.
Understand missing fields before narrowing your search
A count filter requires a reported value that meets the condition. Missing parking or maintenance data is not converted into a confirmed match. This can make a filtered result set smaller than expected even when relevant homes exist.
Kitchen counts are not currently supplied by the public feed. Address suggestions are matches from the listing database, not universal postal-address verification. If your home is not listed, you can provide its details for broker review rather than relying on an invented address match.
Map pins are only part of the picture
Public map results use source-provided coordinates. Records without suitable source coordinates may still appear in a text search but are not pinned using an invented location. A map view can also be limited by the number of results loaded.
Moving the map searches the visible area and preserves your other filters. Zoom in or adjust those filters when the area is crowded. The mapped/loaded count explains the current result view; it is not a count of all homes in the region.
Read prices and estimates in context
Public asking prices are advertised prices, not proof of a completed transaction. The public market snapshot summarizes active sale asking prices and does not manufacture historical growth, sales-to-listings ratios or rental yields.
A comparative market analysis needs enough suitable evidence. When coordinates, exact measurements or matching sold records are insufficient, the request is directed to broker review. Calculators are illustrations; important measurements, costs, legal details and availability should be checked with the appropriate professional.
Common questions
Can Google index private sold details?
Private sold endpoints require authorized member access and return no-store and noindex headers. They are not included in the public sitemap or these guides.
What should I do if a detail looks wrong?
Keep the MLS number and the detail you want checked, and contact Nila Siva. Do not rely on an uncertain field for an offer, valuation or financing decision.
